Flat abs, fat bank.
Fitness founder Anne Mahlum — who’s getting married next to month to life coach Brett Eaton — just made $1 million by flipping her Manhattan penthouse eight months after she bought it as an investment.
The Pilates guru paid $8.35 million for the penthouse triplex at 260 Bowery in Nolita last May, then sold it for $9.75 million this month. To make the deal even sweeter, she sold the property to a couple who started renting it from her as a pied-à-terre for $45,000 a month just two weeks after she bought it.
And Mahlum didn’t put a penny into it, says listing broker Scott Francis of Serhant.
“There was nothing done to the apartment,” Francis said. “She closed in May and rented it out two weeks after. She even bought it furnished. Right away, the renters fell in love with how unique it was and made a strong offer and I negotiated it up $1 million and Anne ultimately accepted it. She made $1 million free and clear after commissions for buying, holding and selling in under a year. I don’t think anyone else has done anything close to that — especially in this environment.”
The buyers were repped by Marina Bernshtein of Brown Harris Stevens.
Mahlum tells Gimme Shelter that she got her start in 2007, founding the Philadelphia-based non-profit Back on My Feet, a running club for the homeless. She then discovered Pilates in 2013 and put her life savings — $175,000 — into launching her own Pilates club, Solidcore, which she ultimately sold for $88.4 million.
There are now 100 Solidcore gyms in the US. While Mahlum owns a Chelsea residence in New York, she is now based in Florida where she says she bought a property in Pinecrest and is focused on “speaking engagements, advising start-ups and investing,” including a new $2 million investment property in Miami.
In Nolita, the 4,156-square-foot penthouse comes with four bedrooms, four baths, a keyed elevator opening and 1,174 square feet of outdoor space over two floors — including a private roof deck with an outdoor kitchen, a lounging area and city skyline views.
It’s all in an eight-story, five-unit boutique condo that was designed by Morris Adjmi Architects and built in 2018.
The home boasts a great room, a gym, a chef’s kitchen, a formal dining room, a home office, wide-plank white oak floors — and a main bedroom suite with a walk-in closet, an ensuite bath, a private balcony and floor-to-ceiling glass doors.
Building amenities include a virtual doorman, a bike room, storage and a common roof terrace with an outdoor kitchen.
